This is a two-unit beach front property in Ocean City, NJ. The Sand Crab is available for rent by unit or entire home. The Sand Crab is a brand-new build with all luxury appliances and finishes. Renderings subject to change.

Check-ins and check-outs are scheduled from Saturday to Saturday. A Minimum rental period of 7 nights is required.

House Rules
1. Noise and Behavior
• Quiet hours: 10pm to 7am.
• No loud music, parties, or disruptive behavior.
• Respect neighbors and community rules.
2. Pets
• No pets are allowed/ unless it is a certified Service Animal or ESA. You will need to provide a valid ESA letter from a licensed mental health professional.
• Service Animals: Under the Americans with Disabilities Act (ADA) and New Jersey Law Against Discrimination (LAD), service animals are allowed in all public accommodations, including short-term rentals. Hosts cannot refuse a reservation, charge pet fees, or apply different rules to guests with service animals.
• Emotional Support Animals (ESAs): Hosts may charge pet fees or decline ESAs unless local regulations mandate otherwise.
3. Smoking
• Smoking is strictly prohibited on premises
4. Cleaning
• The property must be left in the same condition as it was found.
5. Parking
• Parking is available.
• Guests are required to park in designated areas only.
6. Damage and Repairs
• Any damages must be reported immediately.
• Generally, minor damages like broken plates or stained linens might cost around $20 to $50. However, more significant damages, such as broken furniture or structural damage, can result in fees ranging from a few hundred to several thousand dollars.
7. Cancellations
• Free cancellations up to 10 days before check-in.
• Cancellations within 5 days of check-in may result in partial or no refund.
8. Keys and Access
• Lost key fee: $150
• Guests must return all keys at check-out.
9. Local Laws
• Adhere to local rental regulations, such as occupancy limits or noise ordinances.
